We are going to ask you a lot of questions…a lot of questions. We find that these initial interviews are the best way for us to properly understand a potential assignment as well as your individual needs. Sometimes, at the end of an interview, it may necessary for us to say “no thank you” in those situations where we are not true believers in the assignment’s fundamentals (i.e. we may not like the property, retail concept, or client’s vision) But we mostly only say “no thank you” when there is not a clear path for success or in the case of our inability to add value to the real estate process. We absolutely do need to believe in the project, we need to embrace the assignment with excitement, and we need to be able to visualize and agree on what constitutes success. Fortunately, we do get to say YES to assignments often, as we find common goals of our client partners to be mostly reasonable and cooperative, leading to successful outcomes for everyone.
Research, research, research. No matter which side of the real estate transaction we may be assisting you with, there is always much to learn before embarking on any new real estate assignment. For Tenant assignments, we will need to understand everything from past successes to future goals, from market comps, to trade market nuances. No information is too small for consideration, or too large for blind acceptance. The truth is grey, and our job is to take all that grey information and make it as BLACK AND WHITE as possible. We believe strongly that research and information equal successful outcomes.
We will not only develop and share the strategy with our client partners, but we will make sure that our efforts are 100% aligned and that Engle Retail always remains, and is able to demonstrate, total accountability throughout our engagement by implementing a program of scheduled update calls and reporting.
Create a marketing campaign that will utilize research, design, storytelling, and of course all forms of technology. (i.e. marketing flyers, e-blasts, mapping, retailer introduction packages, and technology platforms such as Co-Star and LoopNet)
Once a thoughtful strategy with clear goals and objectives has been created and agreed upon, it is then that Engle Retail will begin its campaign to “tell the story” for the assignment. We will engage with everyone from retailers or restaurants looking to lease space to landlords, brokers, developers, and any other industry professional or individual necessary to achieve our stated goals.
Engle Retail is your real estate partner and your consultant for everything from the beginning stages of planning to full achievement of our shared goals. If you are a Tenant who has selected a potential site to move forward with, or a landlord where an appropriate Tenant has been secured to fill your vacancy, Engle Retail will continue as your advocates, partners, and consultants until a lease has been successfully executed. Our services and your access to us are only limited by your needs. But expectations should include at a minimum the letter of intendent and financial negotiations, as well as cooperative assistance to any adjacent professionals such as attorneys, architects, designers, and lending institutions.
